It is unincorporated Los Angeles County, most of it built on county-leased land, and the housing is overwhelmingly condos, townhomes and apartment conversions rather than single-family homes. That combination — county jurisdiction, leasehold parcels, association governance — catches out contractors who only ever work inside LA city limits.
Then there is the water. A quarter mile from open ocean, salt air is relentless on hardware, hinges, fixtures and unprotected metal. We specify marine-grade or stainless hardware, sealed finishes and ventilation that actually moves humidity out of a bathroom, because the cheap version of those choices fails here in two years and looks fine everywhere else in the city for ten.

Marina del Rey is unincorporated county territory, so building permits are issued by Los Angeles County Public Works Building and Safety — not LADBS. Much of the area also sits within the coastal zone, and most buildings add an association review on top. We work all three tracks.

For anything metal, yes. Salt air corrodes standard hinges, slides, shower valves and exterior-facing fixtures far faster than it does inland. We use marine-grade or solid stainless hardware and sealed finishes where corrosion actually shows up, and we do not upcharge you for it in places it makes no difference.
That is most of the job here. We submit the architectural package, provide insurance certificates naming the association, book freight elevator and loading dock windows, protect common corridors and hold to the building’s approved work hours. Buildings that are strict about this are the ones that call us back.
